If you have
never visited Turkey before, then you will be amazed from the moment
you step off the plane!
As a location Turkey is a land of stunning beauty which surprises
most people the first time they visit, the clear blue Mediterranean
sea, lovely blue flag beaches and bays surrounded by mountains all
along the coast. It is a very green and fertile country, inland
you have mountains and lakes.
The long summer season from Easter to October and some 300 days
of sunshine a year make it an ideal climate for a holiday home and
this also makes it ideal for rental potential. Once visited you
are sure to want to return time and time again to Turkey, as there
is so much to see, do and experience.
Turkey offers
everything you could wish for in a holiday or retirement home destination.
With a combination of sun, sea and mountains plus the most incredible
history and ancient wonders to explore, Turkey has more ancient
sites than any other country, it is perfect for beach bums and culture
freaks alike. The sea around Turkey makes for wonderful sailing
and there are dazzling marinas all along the coast. For golfers
new courses are being built. Turkey also has ski resorts within
a couple of hours drive inland of parts of the coast.
Turkish people are friendly and are known for their genuine hospitality.
Being located at the gateway between east and west, Turkey has seen
many different travelers and conquerors pass through its lands over
the centuries, yet it is a country with a modern outlook and cosmopolitan
cities.
Property taxes and the cost of living are low, inflation is at its
lowest for decades, getting around is cheap, safe and easy as there
are good bus and local taxi services. The main airports of Istanbul,
Izmir, Bodrum, Dalaman and Antalya are open all year round, with
low cost airlines operating from many UK airports, this makes it
very accessible.
Turkey has quietly been developing and growing its tourism, by improving
its infrastructure with new airports and roads whilst still respecting
its coastline, scenery and the environment with tight planning regulations,
but it still remains a beautiful and un-spoilt country.
Turkey is a
good investment for the future, prices are still comparably low
compared to places such as Spain.
The Turkish economy is one of the worlds fastest growing. Property
prices are still rising each year, around 10%-15%, and although
the Turkish property market is still emerging, it is rapidly catching
up with other areas and can offer investors who buy now excellent
future potential. It is anticipated it will become a full member
of the EU by 2015 and this will further impact on prices, which
are expected to double.

The
Western Mediterranean area of Turkey – Dalaman, Fethiye,
Oludeniz & Gocek
|

The resorts of Dalaman, Fethiye, Gocek and Oludeniz lie in the Mugla
region of Turkey’s Western Mediterranean, this area is served
by Dalaman airport, which has been extended and improved with a
new terminal. There are plenty of flights all year around to Dalaman
from UK airports, including regional ones.

The Dalaman area is still very up and coming and so has enormous
future potential, there will be a new marina and several golf courses
throughout the entire area making it an excellent place for investors
to buy over the next few years. There are 2 famous sandy beaches
in the area; Sarigerme beach, a good all round family beach, and
the protected Iztuzu “Turtle Beach” at Dalyan where
rare Caretta Carreta turtles lay their eggs. Dalyan is also famous
for the ancient city of Caunos, carved into the cliffs around 3000
BC.
The area has plenty to do apart from relax on the beach, there are
healing thermal spa waters and mud baths, for the more adventurous
there is ski-ing at Seki about a 1 hour drive inland, the Dalaman
Stream offers white water rafting excursions, or you have slightly
less exhilarating pastimes of cycling, walking and horse riding.
For nature lovers this area has a wealth of water and bird wildlife,
including cranes, kingfishers and if you watch the skies and the
tops of trees and tall buildings carefully, you will even see the
native storks who migrate and nest here. The towns of Dalyan and
Dalaman have plenty of shops, bars, restaurants and facilities of
all kinds, and make excellent bases from which to explore the Mugla
region.

Fethiye itself is a harbour town, once just a small fishing village,with
a promenade and marina, Calis is a short way further along the bay
and here you find the beaches of the Fethiye area. Fethiye has a
wealth of attractions particularly its bazaar district with its
labyrinth of shady streets, many interesting shops, bars and restaurants
and really comes alive in the evening. Sailing is popular here,
and you can take a boat trip around the 12 islands scattered around
the bay or charter a gullet with crew to explore further afield.
Calis is the more laid back beach resort area you can reach Fethiye
easily by a stroll along the bay, a local bus the “Dolmus”
a small and very social form of transport, or you can take the water
taxi into town. Famous for stunning sunsets which are best enjoyed
from one of the local sea front restaurants offering the local fresh
fish and produce.

Gocek is ideally situated just 20 km from Dalaman airport and 25
km from Fethiye. Gocek is the main centre for yacht tourism in the
Mugla area with 4 marinas it is already one of the most exclusive
marine locations. As you would expect the location is up-market
and the shops, boutiques, bars, restaurants and marine side cafes
all reflect this. It is an amazing setting, a lovely bay surrounded
by mountains of lush vegetation a perfect place to stroll along
the promenade or take a Gullet cruise out into the sea or around
the islands around the bay.

Oludeniz is famous for the “Blue Lagoon” or Blue Paradise,
a breathtakingly beautiful beach and clear turquoise lagoon which
is a popular anchorage for the visiting yachts, the most photographed
beach in Turkey. The resort town itself has many hotels, bars, restaurants
as well as shops and other facilities, it a well established holiday
location. Building is strictly controlled here and all new residential
property is located outside the town in the Ovacek area elevated
in the hills behind Oludeniz. The town is overlooked by the pine
clad Babadag Mountain, where you can enjoy the view birds eye view
whilst paragliding down to the beach and lagoon. Close by is the
deserted mountain top village of Kayakoy, once inhabited by Anatolian
Greeks until 1922, when they all, left hence Karakoy earned the
name of “Ghost Village”

information and the buying process
Frequently
asked questions
Q. Are there any restrictions for
foreigners purchasing in Turkey?
A. Only when property is located in rural areas and military zones.
None of the developments we offer are in rural or military zones,
so there should not be any restrictions.
Q. Will the property be freehold?
A. Although there is not direct equivalent of freehold in Turkey,
all the property we sell will allow full and unrestricted ownership
rights.
Q. Are mortgages easily available?
A. Mortgages were not available in Turkey until recently. A new
Mortgage Law will come to effect on 1 January 2008, this will allow
for long term mortgages with Turkish banks for the first time.
Q. What documents are required and
I understand I need to have a military check to gain permission
to buy?
A. You need your passport which will be then copied and translated
into Turkish. The Notary then works with the title deeds office
and the Military, who check there is no record of criminal intent
or activity against Turkey.
Q. Once I have received the necessary
permission to purchase, what happens next?
A. The lawyer will carry out pre-completion checks, a deed of transfer
at the Land Registry is signed and you are recorded as the official
owner on the Tapu (the title deed). The property tax is paid.
Q. What additional costs are there
in relation to the purchase?
A. There is stamp duty, legal fees and purchase tax. Purchase tax
in Turkey is one of the lowest at just 3%, and often you only pay
1.5% as the seller pays the other half.
Q. Are there many English speaking
lawyers in Turkey?
A. Yes and you will be introduced to them on your viewing trip if
appropriate. There are also UK based lawyers who specialise in Turkish
property law.
Q. What about furnishing my property?
A. Our developer offers furniture packs and even has a beautifully
stocked showroom for you to visit during your trip and select your
furniture, you should allow from £5,000 to £10,000 to
completely furnish and equip your home depending upon size.
Q. What about management while I’m
in the UK or if I want to rent out my property?
A. Our developer offers a full management service, they have a dedicated
office and staff who will arrange everything from airport pick-ups
for you or your guests to cleaning, maintenance and renting out
your property on your behalf.
Q. How safe is Turkey?
A. Turkey is a very safe country with a low crime rate.
Q. What about healthcare, standards
and costs?
A. Turkey has no equivalent to NHS hospitals or medical services.
It does have both Government and privately-owned hospitals though.
Private hospitals are usually much cheaper (about 35%-40%) than
other parts of Europe, services are good. Private health insurance
can be purchased and is much cheaper than the UK.
Q. What about my dog/cat, can I take
them to Turkey with me?
A. Yes you can obtain a pet passport and vets documents, contact

Q. What is the government/legal system?
A. It is a democratically elected government, the legal system is
based upon civil law. Turkey is one of 5 permanent member of NATO.
Q. Can I work in Turkey?
A. Yes, you need to apply for a work permit and visa in advance
and then register with the police near where you plan to live for
a residence permit.
The
Buying Process
Once the property is selected the buying process works as follows:
• The reservation fee is paid to take the property off the
market and fix the price
• Contract is drawn up
• Buyer registers with local tax office and may visit notary
to arrange Power of Attorney (for signing necessary documents in
their absence unless client returning to do this themselves)
• The deposit is paid around 4 weeks (usually around 30%)
• Military checks will be carried out on the purchaser/s (these
can take several months) this is a usual formality in Turkey
• Completion takes place when property is ready and Title
Deeds (Tapu) processed
• Final payment and taxes paid
Our Turkish properties are normally purchased in £ Sterling.
The official currency is Turkish Lira YTL, this is taken in shops,
restaurants and anywhere you might use cash. The Euro is also accepted
in some places in Turkey, they also take the UK pound and US dollar

These can vary depending upon the arrangement between the client
and the builder, but they are normally as follows:
• Reservation Fee: £2,000
• Deposit within 4 week: 30% of the net price cash
• Balance on completion: 70% of the net price cash (or by
mortgage)
• Completion: Taxes and other costs

Q. I have my finances in order and

for a 3-4 day visit.
The cost of an inspection trip is just £99 per person
(maximum of 2 people at this price per booking) and includes the
following:
• Return flights from any UK airport**, subject to availability.
• Hotel accommodation in a minimum 3* hotel on a B&B basis.
• Airport transfer in Turkey.
• Professional consultant and guide, a tailored visit to suit
your requirements and budget.

** You can fly from a number of UK airports to Dalaman with Thomson,
Airtours, Thomas Cook and First choice ; Belfast, Birmingham, Bristol,
Glasgow, Gatwick, Luton, Stansted, Manchester, East Midlands. Additionally
there are also charter flights with Excel Airways from Cardiff,
Humberside and Newcastle.
***On entering Turkey everyone has to purchase a £10 three-month
visa. Should you enter the country again within the three month
period, you can use the same visa.
